The North Range Metropolitan District No. 3 (the District) is a quasi-municipal corporation and political subdivision of the State of Colorado. The District's boundaries wholly encompass 1,203 single family homes and carriage homes within the Reunion Community constructed between 2021 and 2024. The primary home builder within the District is Oakwood Homes and Tri-Pointe Homes. The land within the District's boundaries is divided between homes surrounding the Bison Ridge golf course and homes located in the SW corner of 104th Avenue and Potomac Street .
The District's Board has been under resident control since May 2023 and the District's board of directors are elected solely by Colorado registered voters living in and/or owning any of the 1,203 homes within the District.
The District assesses property taxes each year on the 1,203 homes to fund (1) repayment of the District's bond debt (issued for the purpose of funding the construction of the roads, parks, sewer and water lines, and other public infrastructure within the District), (2) maintenance of the landscaping in the parks and open spaces across the Reunion Community.
